I recently worked on a home staging project that clearly illustrated the power of staging. The clients own a townhouse in a nice area with a 2-car garage and approximately 2,400sf. It was well-priced and well represented by their Realtor. It Would Not Sell.
Here is where I came in. I walked through the house and gave them a list of changes and repairs for each room. None of them were expensive or difficult. It mostly involved painting, new light fixtures in the bathrooms, rearranging furniture and putting things in storage.
The house had been on the market for 5 weeks. There was an open house the weekend after the staging. They got a buyer the following week. The buyer had seen the house prior to staging and when they returned they remarked on how much bigger it was and there were no objections to what had been very personal paint colors.
I was so happy for the sellers because now they can move into their dream home. They have 3 teenage daughters and 2 dogs and to say they had outgrown their townhouse would be an understatement.
Many design shows will show you how they achieve big changes for a home seller. There is a reason they are so popular. The real estate market is better informed now and buyers have higher expectations. It is up to the seller to make their home show more than just its potential.
After all, you wouldn’t wear pajamas to a job interview.
